How this works. This calculator is a planning tool, not financial, tax, or real estate advice. The value a remodel adds depends on your home, your neighborhood, the market when you sell, and the choices you make; the 70–80% range reflects what Lamont Bros. typically sees and isn't a guarantee for any specific home. Home value growth is an assumption you set, and the value your remodel adds is assumed to grow at the same rate. Loan figures use standard fixed-payment amortization and don't include fees, taxes, insurance, or tax deductions. The moving comparison assumes you'd buy a home worth what yours would be worth after the remodel, carry your current mortgage balance into a new 30-year loan at today's rate, and borrow the price difference if you'd finance the remodel. The cash option doesn't count what that money could have earned if invested elsewhere. Talk with a lender or real estate agent before making financial decisions.
